Project Description:

At the onset of the Gateway Plaza Building remodel the building was fifteen years old when it began its 10 year master plan of improvements that included general maintenance needs, code change updates, attendance to aging building materials, and equipment life-cycling. Responding also to the tenant leasing market’s drive for upscale and fresh interior details, the Owner’s scope included upgrades to all of the common area lobbies, elevator cabs, corridors and restrooms.

The building had been built before automated drafting tools were used. Its Owners first engaged MFA to record the as-built conditions and compile a set electronic floor plans. The set continues to serve as bases for the building improvements and tenant leasing.

At MFA’s recommendation, the building management employed local contractors as part of the ‘remodel design/build team’ to yield more efficient control in scheduling, budgeting, change orders and tending to tenant comforts while amidst the blows of the jackhammer. The test of experience as a professional with expertise in remodel projects is to know fully, the challenges that are inherent in their project type and to first discern that often “they” are unknowns. The design build team honored its commitment to a ‘hands-on’ and ‘on call’ approach to bring the remodel program to its successful and handsome completion. Estimated project cost was at $250,000.
